Preserving quality of life
Not long ago Hoboken's citizen's and city council voted down a Walgreens' that wanted to go into the first floor of an exhisting building; their reasoning - "We already have a Walgreens." Keep in mind the whole city of Hoboken is one square mile. Yes, one square mile, and they are their own city - with mayor and city council.
Recently, their city council voted unanimously to prevent two 11-story buildings from being built on the waterfront, this was by request of the mayor.
Plus Hoboken took over the Union Dry Dock and are making a park out of it. Their mayor, Ravi S. Bhalla, said, "Hoboken is fully committed to a contiguous waterfront our children can enjoy for generations to come." The waterfront is totally open from one end of the city to the other, allowing a full view of Manhattan across the Hudson River.
Here in the Grove and Miami, we sell out the waterfront to the highest bidder and will let a Walgreens or CVS anywhere they want, although we did prevent that CVS from taking over the Shell Station that time. That was a good thing.
And this: "A judge has revoked former Jersey City Police Chief Philip Zacche’s pension after Zacche pled guilty to taking $31,000 in corrupt payments for off-duty security details he never worked." Can you imagine this happening in Miami? Someone losing their pension over graft? Graft is almost rewarded in Miami.
By the way, Jersey City is next door to Hoboken, like Coral Gables is next door to us.

Please do not put salt in our wounds. Actually we still have 4 really great parks on our water front, and plenty of time to save the Playhouse. Jobie Steppe
