Planning and Zoning Board approves new NCD
Almost 40 residents stood up and explained how they felt. The new code was endorsed and a .5 FLR change was approved, despite the lobbyists and developers who sought for a much larger floor to ratio option.
The next step - the issue goes to the City Commission.
This updated NCD addressed many of the community's concerns while still promoting sensible development that is more in character (scale-wise at least) with the Grove It still allows fairly large and marketable new houses but will help curtail the small percentage of the worst over-builders.
The whole point of the updated NCD is to curtail over-size development which are taking up a large majority of a lot size. Also, protection of the tree canopy is a major issue.
Splitting of single-family lots has hurt the neighborhood, changing the whole character of the Grove. Most neighbors are not against new homes or new development, but they would like some rules to apply that keep the Grove intact.
