Development project in the South Grove
Of course many neighbors are against this large project. Some are for it. 11 homes are planned on lots as large as 29,000 square feet. Lots that size should not really be a threat to the area I would think.
One problem is a road planned to go right through the Kampong. Is this possible?
One thing the board needs to do is give the developer a special permit. I am against all these waivers and special permits given to developers. Keep the zoning as it is. Isn't it there for a reason? The one good thing is that the development is very high density and that's better than another developer coming in and putting double or triple the amount of houses in.

The development is really very low density. 29,000 square foot lots are 3x the large (or double) Coral Gables lots.
I would rather keep land undeveloped today and definitely would be sad to see a road go through the middle of the Kampong.
To me its just adding more and more unaffordable housing. A 29,000 foot lot would typically have a 10,000 foot home and, even at $500/sq ft, those are $5 million homes.
That has good things (they pay a ton of taxes) and bad things (makes the entire area more unaffordable, because, after all, next to a $5mm home, a $2 million one is downright cheap.
But it seems to be an OK alternative all things considered.
Road through the Kampong? What is the developer offering that is worth the road? In the past few years developers of all sizes have destroyed the look of the Grove by building zero lots and monstrous Miami Sub looking houses next to serene houses which hold lush local landscaping. I think we need a local preservation committee to review all developments in Coconut Grove.
I agree that special use permits and variances should be completely stopped. If the developer were to offer, let's say, a public park then maybe they should be given some leeway. Otherwise, forget it.
Just what we need. More Mc Mansions in Coconut Grove. A road through the Kampong. Is this even being considered?
If you're even considering that this is a good thing, go to the Kampong. It really is a special, peaceful place that many people have worked hard for decades to keep that way. NO amount of money (or taxes) would EVER make up for the loss. I'm sure David would be glad to show/educate you all the reasons it should be left "as is".
There is no "road planned to go right through the Kampong". What the developer has proposed is a road adjacent to the Kampong property line; what is being suggested is that the road be on the other side of the developed property so that the houses would serve as a buffer betwewen the road and the Kampong. This is perhaps a perfect example of the Grape going off half-cocked without a real grasp of the issue at hand.
