Questions

A reader wrote:

I walked by Wet Willies last night and noticed they were closed due to the fact they lost their lease. Do you know anything about this? Why wouldn’t their lease be renewed? It’s looking more and more like a ghost town in that part of the Grove.

Also, how can I find out more info on the business district that is going to be implemented? I heard somewhere that residents were going to have to foot part of the new tax that will be required to run the business district. I would like to ask someone why I should have to pay taxes, when the owners of Mayfair and the other buildings in that area are making no attempt to attract/keep their current tenants.


Anyone know the answers?

It's because Halo 3 just came out. Duh! Bars, social lives, and... leases... are a thing of the past.

If that sign said the tenant lost their lease, most likely it means that the tenant could not pay the rent.

There is not enough business to sustain revenues. Coconut Grove patrons are mostly 18-25 year olds with little spendable income.

Next door to the 24 Hour Fitness, a fly-by-night shop is setting up right now, today. They were here last halloween season to sell costumes and now they're back.

That space has been vacant for more than a year! And what a location that would be for a super successful business if only there were real customers who came to Coconut Grove. So sad.

As I remember, the Grove was once full of hippies and artists. It was wonderful. The atmosphere was friendly and the town was quiet.

Now the rents are overpriced and the tenants cannot keep up. Result: vacant storefronts. I am in favor of landlords charging as much as they can get, but it is now off the scale.

I have talked with several shope owners in central Grove, and the rents might be high - but each has stated the same issue - Business is Dead, e.g. no customers....

I used to shop in the grove, but we need a lot more people to shop too. So many stores have closed.

The Grove does NOTHING to market itself other than putting up some smartass billboard on US1. I was in South Miami a few weeks back and I grabbed some lunch at a sushi bar and on the counter was a bunch of copies of a little publication called "South Miami Times" or something like that. It was maybe 10 pages in length and had details of what was going on in the community as far as development and events are concerned. It also had ads for South Miami businesses as well as writeups about new businesses. My first thought was, "Man, I wish the Grove did something like this."

The Grove USED to....it was a cool little magazine, but it is now a hyper-glossy rag called MIAMI which does little but advertise condos.

I used to like the Grove newspaper. I never pick up the magazine, they devote one page to the Grove now. Usually month old news.

I think youre referring to Miami Monthly. Thats a decent mag, but like it was noted above, its a lot of old news. Plus, it doesnt focus on the Grove but for a few pages, and there are hardly any Grove businesses that advertise, probably because their ad rates are ABSURD. Not to mention that they litter the streets with their delivery. I find plastic bags with the magazine in them laying all over the street/curb/sidewalks of the Grove all of the time.

Miami Monthly is a nice magazine and it's delivered to your door for free, but is it Grove-focused? Not really.

Marketing the Grove helps, but the stale atmosphere is why people don't go there.

The ambience is lacking because of vacant shops and other factors. Usually there are exposed dumpsters on McFarlane Road and on Grand Avenue near the SandBar. For a pedestrian shopper, this is a huge turn-off.

Yeah Tony, marketing usually involves a marketing campaign though, which builds on improving the "stale atmosphere". If the vacant shops are an issue of commercial rent, then we could be screwed. I doubt any of those commercial RE owners are going to reduce any time soon...
