A few zoning changes planned for meeting

There are a couple of interesting items on Thursday's City Commission meeting. One is CA.6. This resolution would convert the Glass House in Peacock Park into a condominium form of ownership in order for the community center to remain exempt from property taxes but keep the restaurant, Glass & Vine, subject to all taxes.

I don't like the sound of "condominium-form of ownership." 

RE.18: This resolution would direct the City Manager to lower the speed limit to 20 mph on all low density residentially zoned neighborhood streets.

SR.2: This ordinance would prohibit developers who own property within a Neighborhood Conservation District (NCD) from building on private property until the final plat is approved. As it is now, once the cement is poured, it's too late and the approval goes through. Makes no sense in it's current form, this is a good change, I think.

These are just a few of the items on the agenda that affect Coconut Grove.

The City Commission meeting is Thursday, December 8 at 9 am at City Hall, 3500 Pan American Drive.

  1. I thought the purpose of revising our zoning code to be Miami-21, was to better protect neighborhoods. But as soon as the new zoning rules where set in place developers lawyers began to request up-zoning. Guess how many properties have been granted up-zoning by the City of Miami since Miami-21 was established! Plenty...

  2. Stopping the practice of building before final approval (called building on a T-plat) is a huge step in the right direction. Commissioner Francis Suarez promised this change back in September after at least 7 clear zoning violations (including lot splitting) were made but the 'cement poured'. The City's stance was that once started on a T-plat basis, that stopping things can't be done. Things end up in litigation, which is a poor use of our tax dollars and the city's time.

    So ending that game of calculating that once started, nothing can be done, is a big win. Well done Commissioners. I hope it passes now and doesn't get blocked by Developers eager to play to the old rules.
