Neighbors not happy with CVS pharmacy plans

A new 24 hour CVS pharmacy is planned for the Shell gas station location on SW 27 Avenue and US1. Neighbors are concerned. I'm not quite sure as what's the difference between a gas station and a CVS? Both are ugly commercial buildings.

The main concern may be the way the lot is supposed to be set up. The building is supposed to be right up against the sidewalk, rather than set back as the station is now. One point the neighbors are concerned about is the location as being an entrance to Coconut Grove, they feel it should be special, and it's a great point, except after all these years, and various meetings, not even a "Welcome to Coconut Grove" sign has been installed. 

When Grove Harbour is built on the waterfront and other projects are complete, including 27 Avenue and Regatta Park, it will be a major artery into the Grove. So to that end, the Coconut Grove Park Homeowners Association has called a meeting with CVS representatives. On Wednesday, March 12 at the Sailing Club at 6:30 pm, neighbors will have a chance to see the project and speak to the reps. There will be a Q&A session following the presentation.

Under Miami's new zoning the building must be placed at the corner of the site making it especially important that we have a say in how this building will look and how it will address the street. Please see site plan below.

Special, just like a giant Shell gas station. That's so darn special. I get all tingly and excited when I see it. That shell station perfectly represents everything the grove was, is, and hopes to be...

Really folks?

That's the only gas station with good access for boats on trailers. But then again, the plan is to get rid of the boat ramp. Both are very unfortunate decisions.

Wow. Fist off I'm surprised they were able to buy out a gas station. One that is always busy. There will then be only 2 stations left in the Grove. And going north on US1 there will be none all the way to I-95. As much as I agree that the Shell is not that aesthetically pleasing, it seems like it's needed...

Secondly, that whole parking area around the Pollo Tropical and Petsmart is a mess around meal times (lunches and dinners). I really hope this is addressed. I hope CVS is aware 50% of that parking lot will be Pollo Tropical customers.

Lastly, if a new tenant going in I agree it should be used as an opportunity to demand proper Coconut Grove entrance signage.

Personally I wish they would have bought out Crook and Crook. Talk about an eyesore....

I have said it before and I will say it again, incorporate! The Grove needs to grow a pair and stand up against City Hall and this type of redevelopment of the Grove or it will be gone forever. It is not only this change; build it right on the street because of the new city code etc. I am sure the station on the corner of Bird and 27av is shortlisted also! How many stations do they have along Brickell and near Brickell village?
The Grove has fallen to the old adage, when they took my neighbor to the left of me I didn’t say anything. When they took my neighbor to the right of me I didn’t say anything! Now they have come for me and there is no one left to protect me! Get used to it Groveites! Silence all these years was not the best direction to take!

Wow, 3 large drugs stores in the Grove - - - - no they're super new style 7/11, convenient stores right? The Grove is getting a face-lift here, there, everywhere.
New blood all about, things are a changing.

People it looks CVS will come no matter what. So...let's work with them, have our voices heard, so that our ideas are implemented. Show up to the meeting.

On a related note - I've heard the Church (laugh) of Scientology bought the building on US 1 and 22nd Ave and will be making that their local headquarters.

But how long has that Shell been there ? & At least there's a purpose to it plus it's set back from the sidewalk. Pollo Tropical with their exclusive clientele looks & goods should go first together with the mattress store ... Nothing in that strip belongs on this side of US1

I don't think people are protesting losing a gas station as much as they're protesting gaining yet another CVS.

WTH? We already have a crappy CVS on Grand. That Shell has access for boats, is super convenient when coming to or leaving the Grove, AND has a wide selction of items. I think this stinks :(

Yeah the one on Grand is crappy. I just drove by. Badly needs paint and the few plants need some TLC.

I just hope this new one gets good landscaping/landscaped berm or something.

I think it's great. For those that walk and use the train, having a more urban oriented building by the station makes that stretch more walkable. Combined with the sidewalk improvements coming along 27th, the walk to the station is getting better. Right now it is so terrible and rather inhospitable to pedestrians

Since when is pollo tropical's clientele "exclusive" ? I didn't realize $5 worth of chicken was high end.

That being said, there is a need for the gas station, as well as making sure it is boat friendly. The lack of boat friendly gas in our little boating community is troubling.

Isn't the space on 27th across from shell lumber being built out to be a pharmacy as well? On bird you can see from one walgreens to the other!

I would love to see a Tesla supercharger station put in with this CVS (even though I don't have a Tesla).
