The new NCD plans look like a bait and switch

The new Coconut Grove NCD proposal is moving fast and it really does not do the Grove much justice. There is too much density built into the new plan. The whole purpose of the change was less density, more protection of tree canopy and less lot splitting.

This below is from the city, what  they are doing is possibly not allowing lot splitting but in its place allowing for more density and building up in other areas. Sort of a bait and switch. While protecting one section of the Grove, they are allowing over-building in other sections.

The map provided here is a DRAFT (click it for a larger version) which illustrates 4 minimum lot sizes for Coconut Grove NCD:

5,000 sqft in West Grove
7,500 sqft generally in the majority of the NCD
20,000 sqft areas (roughly corresponding with the prior SD-18 and 18.1 overlays)
40,000 sqft lots which are along portions of the coast

Overall, this reduces the number of lots which may be split, while also largely resulting in similar lot sizes that were allowed under the previous method of staff analysis based on properties in the surrounding areas. Only lots double these numbers, i.e. 10,000, 15,000, 40,000 and 80,000 respectively may be split.

They will create these boundaries more exactly in our GIS system next week and prepare additional analysis about which lots will be able to be split in the future.
