They're sealing us in like a can of mixed nuts
The Related Group, who never let any grass grow under their feet, literally (it would be so nice if they built parks instead of high rises) and Adler 13th Floor (a partnership between the Adler Group and 13th Floor Investments), provided their plans for the development.
There has been development talk for the Metrorail station for years.
Since the University of Miami is not too far away, Related's plan calls for a 17-story student residence along with a 17-story residential tower along with a nine-story parking garage. I'm not sure who will want to live on US1, but in Dade County, you build it and they will come.
Retail space will fill up the bottom of the buildings.
The Adler 13th Floor plan calls for 970 residential units and retail space. And possibly a Hitlon Garden, 150 room hotel will be part of that mix.
Rumors are flowing all over town about the sale of CocoWalk. Many think it will be demolished and a high rise will go on that space, I don't believe that, I think it will remain the same with some altercations to accommodate big name stores.
The rumor also is that the PointeGroup is planning to build up at the Johnny Rockets location and that Arquitectonica is going to build high at the hotel location they are working on behind the Engle Building now. I don't know about that. The height limit is only five stories in those locations, yet the Sonesta and Yacht Harbour and the other condos are well above five stories, so we'll have to wait and see. I have not heard back from Arquitectonica about the height of their current project and the PointeGroup doesn't seem to be planning anything at all at the moment, other than trying to find a restaurant tenant for that whole corner.
