More condos are not needed

This was sent in by a reader. Feel free to send in your own Coconut Grove observations (good or bad) and we will run it as a "Postcard From a Friend." Wynwood has surpassed Coconut Grove in just ten years. Wynwood was a blighted neighborhood that even the cops would not venture to enter, so graffiti artists had all the blank canvases they desired. It took visionary developers like Tony Goldman and David Lambardi to invest, repurpose (not up-zone) and attract art galleries, shops, restaurants and nightlife. 

They accomplished all this with no nearby condos. So the theory of building more condos to generate traffic for an area just does not fly.

Have you seen how many condos have been built 0.5 miles from Wynwood and beyond in that corridor?

Do the research FIRST

Not nearly as many as already exist in the grove. You can try to nitpick, but you can't touch his point.

Design District is going ultra luxury and few luxury condos are nearby. Customers go where there is something to attract them.

This is a ridiculous comparison. Are you ready to move to Wynwood? I bet the answer is no.. These are completely different areas of Miami.

Wynwood is all one story cheaply built warehouses with some new renovations mixed in. Hype. Promotion.

The Wynwood owners don't really need to up zone because much of the underlying zoning allows for significant density under Miami 21. Those that don't have enough density for their rapacious greed are going to the very compliant well (read City Commission) and requesting more. Mixed use projects with residential and retail is very much the targeted use for many of the converted warehouse galleries.

The Grove is promoted as unique, charming, quirky and historical. We have demolished many unique buildings. We have turned our once charming Art Fair into a gated monstrosity. Many of our quirky residence have been replaced with folks walking dogs and pushing strollers. Our historic Playhouse may soon be a another glass and stainless modern building. Our sidewalk pavers could have been replaced with Chicago Bricks having some character, but they are now new and boring pavers. Even our bus benches have been replaced with contemporary designed. So what is left of the Grove that brought us here in the first place? Not much!

Coconut Grove was young once too. Let's see what Wynwood is like in another 20 years.
