Miami 21 hearing is tomorrow
Everyone is welcome. Many feel that the lobbyists and developers have taken over the City. Many want to reclaim it and feel that Miami 21 is not a good deal for the City. The Mayor is trying to push this through before he leaves office.
The Mayor has screwed up the budget in the last 8 years, he leaves the city in total chaos, hopefully he won't be allowed to push Miami 21 through, just so he can leave office with a legacy to his cronies and nothing for the taxpayers and homeowners.

Yeah, Miami was better off eight years ago. Oh, how I long for those times of milk and honey.
I could not disagree with you anymore about this. Do you remember Miami before Diaz took over? It wasn't pretty and I have a differing view on Miami 21. Can't wait for it to be officially set.
How about we go back to the 90's with corruptions, drugs, violence and lower property values. Those were great times- How quickly some in places like the grove and edgewater forget when it was unhealthy to step outside your house... Support Miami 21 and the future not the past Miami.
Has Manny been here for 20 years? No didnt think so. Manny was elected in 2001. 5 years after the budget crisis, and also after it was resolved. And now we are back in the same issue. Riding on credit for the past 8 years and building in hopes of making this "a world class city"
I am glad it's going to change
Look at Miami 21 on its own merits. The concepts it furthers are great ... pedestrian friendly streets, better bike access, higher density and mixed use buildings on heavily traveled roads ("transportation corridors") with public transportation, with a stepping down to lower density neighborhoods. It takes the good stuff about living in the Grove and makes it possible all over the City.
It has its downside. Ironically, the developers and architects don't like it, because the developers won't be able to build as big as they have with the current zoning and architects feel it stifles their ability to be creative and will create a cookie cutter monotony. It is intended to simplify zoning, but it looks awfully complex.
With respect to Coconut Grove, you should know in addition to the general public meetings, the Planning Department had several meetings with the Village Council and incorporated the changes we asked for into the maps.

Miami 21 does not limit height. Quite the contrary. It increases each floors height to make a 10 story building a 13 story building.
Furthermore it removes all restrictions that limit height in bayside areas such as Moningside and MiMo
Miami 21 increases height in many areas of Miami. In fact, in many areas developers can pay a fee and they can get much more height than the current zoning allows.
Smart people have caught on that Miami 21 is just a facade. Just a front with no substance. Another loser.
